Gas Safety Testing

Any landlord,
person or body letting a property on the landlord's behalf needs a Gas
Safe certificate on an annual basis. However where a letting agent is
used there needs to be a clear statement within the contract between
the landlord and the agent as to whose responsibility these checks are.
Failure to include this information in an agreement between the
landlord and his agent  will result in legal responsibility devolving
to the landlord.

When a professional check has been performed a copy of the gas
safety certificate must be retained by the landlord for a minimum of
two years.
Additionally a copy must be presented to the tenant within 28 days
unless it is a new tenant in which case the tenant must receive a copy
prior to moving in.
