Which premises need a Commercial EPC?
It is a legal requirement that any commercial premises being offered for sale or rent should have a Commercial Energy Performance Certificate (CEPC).
The only exceptions from the regulations are:
- Places of worship
- Temporary buildings with a planned time of use of less than two years
- Stand alone buildings with a useful floor area of less than 50 sq metres that are not dwellings
- Industrial sites, workshops and non-residential agricultural buildings with low energy demand
Do buildings with no heating require a commercial EPC?
Unless the premises are exempt for some other reason, then yes a CEPC will be required. The assessment is carried out in the normal way with assumptions being used as to the heating system.
Who is responsible for obtaining a commercial Energy Performance Certificate?
The owner or unexpired leaseholder.
